TERMS AND CONDITIONS

● Neon Road Ltd’s primary duty is to provide property implementing specific strategies using presented criteria such as budget, location, number of bedrooms and style of accommodation.

● Neon Road assist clients with finding property, referencing processes, compliance, insurances and pricing guidance.

● All due diligence and final decisions need to be completed by The Client prior to signature of agreement(s) or deal proceedings. However, Neon Road will provide relevant information and guidance to best support The Clients own due diligence process.This is on an ‘advice’ basis only.

● Neon Road takes no liability for the performance of any property deal.

● It is obligatory that The Client must perform their own research of market rent, nightly rates, deposits, cleaning fees, area popularity, infrastructure and anything relating to the deal. The Clients own research will determine if a property is classed as a deal. Neon Road takes no responsibility whatsoever if a deal underperforms after key collection.

● All properties sourced by Neon Road Ltd present estimated projection only.

● Neon Road Ltd will not be financially or legally viable for any property investment deal that does not present estimated projection expectations.

● Neon Road are not responsible for market changes, rent changes, competition changes, laws or compliance changes.

● Neon Road agrees to source properties, blocks or land for The Client as per instruction.

● Neon Road don’t take any responsibility in fluctuating markets or competition as this changes on a daily basis.

● Neon Road acts as an agent only. +

● The Client agrees to pay The Supplier the fees detailed on the invoice / fee agreement in full issued to The Client for the specific property deal prior to key collection.

● Any typographical, clerical or other accidental errors or omissions in any sales literature, quotation, price list, acceptance of offer, invoice, or other document or information issued by The Supplier shall be subject to correction without any liability.

● All holding deposits paid to The Supplier are non-refundable unless the developer, landlord or agent declines The Clients offer.

● All fees paid to The Supplier are non-refundable after the 14 day cooling off period from contract signature and key collection.

● All communications between the parties about the contract or property shall be in writing or sent by electronic mail: to team@neonroad.co.uk 

● The Client agrees to attend pre-arranged appointments on agreed days and report feedback to The Supplier within 24 hours of the appointment.
